JANUARY:

  • Vacuum & clean bathroom fan grills

  • Inspect humidifier water panel. Descale as needed.

  • Inspect and clean heat exchanger filters

  • Vacuum kitchen refrigerator coils & exterior vents

  • Inspect/clean refrigerator door gaskets and interior vents

  • Monitor softener salt and furnace filter. Fill/replace as needed.

  • Visual inspection of home exterior addressing vent/air intake obstructions

  • As time allows, address items on homeowner’s to-do list.

FEBRUARY:

  • Descale dishwasher and clean out drain filter

  • Inspect humidifier water panel. Descale as needed.

  • Inspect faucet aerators. Clean/replace as needed.

  • Test and tighten all knobs, handles and hinges throughout the house

  • Inspect under all sinks for evidence of water issues/damage

  • Monitor softener salt and furnace filter. Fill/replace as needed.

  • Visual inspection of home exterior addressing vent/air intake obstructions

  • As time allows, address items on homeowner’s to-do list.

MARCH:

  • Clean filter in tankless water heaters

  • Clean condensation lines from heat exchanger, furnace, humidifier, etc…

  • Inspect humidifier water panel. Descale as needed.

  • Test all drains. Clean out drain lines and adjust stoppers as needed.

  • Visually inspect attic for pests and water damage

  • Monitor softener salt and furnace filter. Fill/replace as needed.

  • Visual inspection of home exterior addressing vent/air intake obstructions

  • As time allows, address items on homeowner’s to-do list.

ARIL:

  • Test sump pump. Inspect sump basin for issues. (inspect unsealed basins only) Address odors if present.

  • Inspect humidifier water panel. Descale as needed.

  • Inspect & clean gutters (Includes 100 feet of gutter under “normal” conditions not exceeding 22’ above ground)

  • Visual inspection of roof & foundation

  • Monitor softener salt and furnace filter. Fill/replace as needed.

  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • As time allows, address items on homeowner’s to-do list.

MAY:

  • Turn off humidifier and adjust manual seasonal dampers if present.

  • Inspect humidifier water panel, replace as needed

  • Install window/door screens

  • Turn on exterior water

  • Inspect exterior hose bibs

  • Inspect & place garden hoses

  • Monitor softener salt and furnace filter. Fill/replace as needed.

  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • As time allows, address items on homeowner’s to-do list.

JUNE:

  • Clean range vent grease filter

  • Turn off gas fireplace pilots. Clean fireplace glass.

  • Clean & inspect A/C unit

  • Clean exterior air intakes

  • Monitor softener salt and furnace filter. Fill/replace as needed.

  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • As time allows, address items on homeowner’s to-do list.

JULY:

  • Vacuum & clean bathroom fan grills

  • Fill minor asphalt and concrete cracks (Minor cracks are ¼” or less)

  • Clean exterior dryer vent

  • Empty/clean washing machine drain pump filter (accessible filters only)

  • Inspect and clean heat exchanger filters

  • Monitor softener salt and furnace filter. Fill/replace as needed.

  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • As time allows, address items on homeowner’s to-do list.

AUGUST:

  • Descale dishwasher and clean out drain filter

  • Lubricate all garage door hinges, springs, bearings, rollers, and pivot points

  • Test garage safety shut-off

  • Inspect fire extinguisher

  • Inspect under all sinks for water issues/damage

  • Monitor softener salt and furnace filter. Fill/replace as needed.

  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • As time allows, address items on homeowner’s to-do list.

SEPTEMBER:

  • Clean entire length of dryer vent line

  • Inspect and tighten laundry hoses

  • Inspect and test gas fireplaces. Light pilot.

  • Monitor softener salt and furnace filter. Fill/replace as needed.

  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • As time allows, address items on homeowner’s to-do list.

OCTOBER:

  • Inspect exterior hose bibs

  • Winterize exterior plumbing and A/C unit

  • Inspect, drain & store hoses

  • Remove, inspect, vacuum & store window & door screens (Larger homes may require extra time)

  • Monitor softener salt and furnace filter. Fill/replace as needed.

  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • As time allows, address items on homeowner’s to-do list.

NOVEMBER:

  • Turn on furnace humidifier & adjust manual seasonal damper if present

  • Inspect & clean gutters (Includes 100 feet of gutter under “normal” conditions not exceeding 22’ above ground)

  • Inspect weather stripping around exterior doors

  • Monitor softener salt and furnace filter. Fill/replace as needed.

  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.

  • As time allows, address items on homeowner’s to-do list.

DECEMBER:

  • Test/replace smoke and carbon monoxide detector batteries

  • Test/replace garage door keypad batteries.

  • Inspect humidifier water panel. Descale/replace as needed.

  • Clean/sanitize kitchen sink garbage disposal

  • Empty/clean washing machine drain pump filter (accessible filters only)

  • Clean fireplace glass as needed

  • Adjust/lubricate problem doors, hinges and/or locks

  • Monitor softener salt and furnace filter. Fill/replace as needed.
